Hengdi Fanling Ma Shi Road advocated the construction of 1807
The New Territories Northeast New Development Area is just around the corner. Henderson Land (00012) has recently submitted a planning application to the Town Planning Board for the project in the Fanling North New Development Area. It is proposed to construct five tiered houses and provide about 1807 residential units. In addition, the Group has also submitted two applications for the strong application to the Lands Tribunal, covering the old building in Wan On Street, Tai Kiu Tsui, with a total valuation of over $230 million.
The site of the planning application for the Town Planning Board, which covers an area of about 174,000 square feet, is situated at Ma Yi Road, Fanling. It is opposite the Lu Yu Estate, which is about 21 years old. It is the original site of Hung Ting Estate through the New Territories Northeast New Development Area. The land exchange plan will complete the land subsidy of 2.533168 billion yuan by the end of 2017.
According to Henderson’s proposal, it is proposed to build five 16- to 21-storey tiered houses with 1,807 gangs. The building is mainly near the north side of the site, while the south is adjacent to the Maji Road. It is used for clubs and entrances and exits. According to the development plan, Henderson Land has to construct a covered walkway on the west side of the site in response to the request of the Government. It will link the opposite side of Tai Po and other development projects in Fanling North in the future. As the covered pedestrian access is not exempted from the calculation of the gross floor area, Henderson also proposes to slightly relax the plot ratio of the site from 3.5 times to 3.5152 times to reflect the floor area covered by the covered pedestrian access.
Henderson pointed out that the Ma Ke Road project started the foundation works in December last year. The Building Plans were approved by the Buildings Department in February this year.

In addition, in recent years, Henderson has also increased the urban land bank through the merger of old buildings from time to time. Recently, two applications for strong auctions were submitted to the Lands Tribunal. One of them was 16 to 18 Wan On Street, covering an area of about 1608. In two locations, the market valuation is about 72.34 million yuan; the other is 4 sections of 24 to 30 Wan’an Street, covering an area of about 3,206 square meters, with a valuation of about 162 million yuan. Together with the two cases mentioned above, the Lands Tribunal has temporarily recorded 10 applications for strong shooting this year.
The two sites involved in the forced application are now 6-storey old buildings completed between 1957 and 1958. The age of the building is about 61 to 62 years. The ownership of Henderson in each lot is from 63.33% to 100%. According to the performance documents released by Henderson last month, the two sites mentioned above are part of the development plan of the Group’s 16-30 Wan On Street, while the 16-30 Wan On Street covers a total area of about 6418 square meters. The area is about 57,800 square meters.
