The site of the planning application for the Town Planning Board, which covers an area of ​​about 174,000 square feet, is situated at Ma Yi Road, Fanling. It is opposite the Lu Yu Estate, which is about 21 years old. It is the original site of Hung Ting Estate through the New Territories Northeast New Development Area. The land exchange plan will complete the land subsidy of 2.533168 billion yuan by the end of 2017.

According to Henderson’s proposal, it is proposed to build five 16- to 21-storey tiered houses with 1,807 gangs. The building is mainly near the north side of the site, while the south is adjacent to the Maji Road. It is used for clubs and entrances and exits. According to the development plan, Henderson Land has to construct a covered walkway on the west side of the site in response to the request of the Government. It will link the opposite side of Tai Po and other development projects in Fanling North in the future. As the covered pedestrian access is not exempted from the calculation of the gross floor area, Henderson also proposes to slightly relax the plot ratio of the site from 3.5 times to 3.5152 times to reflect the floor area covered by the covered pedestrian access.

The two sites involved in the forced application are now 6-storey old buildings completed between 1957 and 1958. The age of the building is about 61 to 62 years. The ownership of Henderson in each lot is from 63.33% to 100%. According to the performance documents released by Henderson last month, the two sites mentioned above are part of the development plan of the Group’s 16-30 Wan On Street, while the 16-30 Wan On Street covers a total area of ​​about 6418 square meters. The area is about 57,800 square meters.
