800 units in Tuen Mun
Tuen Mun is a major town for land supply in recent years. Two residential sites will be included in the sale of land in the next year. A total of 650,000 square feet of floor space will be involved. Among them, the site of the Castle Peak Castle Bay section will be large and will provide about 800 flats.
The two Tuen Mun District residential sites in the sale of the land are located at Tuen Mun East Tuen Mun and Tuen Mun North King Siu Lei.
Middle part, brown moon bay separation
The former is the Qingshan Highway–Qingshan Bay section, opposite the Haro International School, which is known as the aristocratic school. It is adjacent to the Hong Kong Ferry (00050) and the Imperial Group’s residential land two and a half years ago.
The site covers an area of about 152,000 square feet. The land use situation is quite unique. It is like the “8” in the horizontal position. The middle part is separated by the brown moon bay. It will be more difficult to cut in the future. The land is developed at a plot ratio of 4 times. It can build about 607,000 square feet of floor space and can build about 800 small and medium-sized units.
In the past few years, the Government has launched a number of residential plots in the urban areas. Many projects have been launched, including Vanke’s Shangyuan, Wheelock Real Estate’s NAPA, Evergrande (03333)’s Guan Cui Road Project, etc. The price ranges from 10,000 to 17,000.
As there are still a lot of new supply in the future, the market will not be too aggressive in the valuation of land. The valuation will range from $3.64 billion to $4.25 billion. The floor price per square foot will be about $6,000 to $7,000.
Jingxiuli has an area of 10,000 baht
As for the other site, the site is a “mosquito-type” with an area of only 10,700 square feet. It is located below the Tuen Mun (Qingshan) Water Treatment Plant. It can build about 43,000 square feet of fabric. I believe it can develop a single building. The market valuation ranges from 210 million to 300 million yuan, and the floor price per square foot is about 5,000 to 7,000 yuan.
The land adjacent to the new land (00016) under the new Panyu Mid-Levels, the first phase of the project in the first half of the practical price of about 15,000 to 19,000 yuan, the Royal Mid-Levels project formerly known as Jingxiu land, from Xindi in November 2014 to 1.051 billion Yuan cast, can build 476,000 square feet of floor space, 2,209 yuan per square foot floor price, a total of 1,017 people, of which the first phase of 522 have been put on sale.
