Fo Tan two residential projects involving 2443 people

The Fo Tan Industrial Estate has undergone a transformation, including the former Wellcome warehouse held by Nakasu. It was approved to be developed into a large private residential project together with the Hau Pui Wan Street bus stop. It provides a total of 2,443 gangs, the largest private residence in the district in recent years. project.

According to the Planning Department’s “Hong Kong Industrial Land Division Study 2014”, the Fo Tan Industrial Zone has a total of 45 industrial buildings with a total gross floor area of about 15.96 million square feet and a vacancy rate of only about 1.5%, compared with 2005 and 2009 respectively. The recorded 5.8% and 3.6% recorded continuous declines and were lower than the average vacancy rate of 3.5% in the New Territories, reflecting the market demand for industrial buildings in the region.

As for the current industrial buildings in the district, they are mainly used as warehouses, accounting for about 43% of the total floor space, followed by office buildings, accounting for 20.8%, and the remaining 6% for manufacturing.

Zhongzhou has paid the price to build 4 buildings and a total of 1296

However, the former Wellcomk warehouse project next to the Fo Tan Station has been redeveloped into residential developments due to its ideal location. Among them, the developer Zhongzhou also officially completed the land premium of 3.58 billion yuan last year, plus the approval of the Town Planning Board. Four residential towers will be built with a height of 40 to 46 floors. It is expected to provide 1,296 people, of which 70% are small and medium-sized units of 430 to 750 square feet.

As for the bus stop at the Fo Tan Station and the Au Kau Wan Street, which will be owned by the Government and the Kowloon-Canton Railway Corporation, four residential towers will be built to provide 1,147 flats. A total of 2,443 people will be provided for the two projects, making it the largest private residential project in the Fo Tan area in recent years.

Guidi Street Project

At the same time, in order to meet the demand for housing construction, the Government has built a large number of public housing estates in the district, including the Guidi Street project which was formerly known as the Fo Tan Cottage Area. It will be used for public rental housing. The project covers an area of about 4.3 hectares, with a plot ratio of 6 times. The building can be increased to about 2.84 million square feet. It will be rebuilt into 5 39-storey public housing units. It will be developed in two phases and is expected to provide about 4,800 people. It is expected to be completed between 2019 and 2020.

In addition, the site of the Wo Cheung Street, which was formerly known as the bus factory, and the Ho Pui Wan Street, which was originally used as a temporary car park in Area 16B, was converted into residential use by industrial sites. It will be used for the construction of HOS flats, providing a total of 1,610 flats.

As for the Sha Tin cold storage and the Bai Shi Yi Cang near the site, I applied to the Town Planning Board for a hotel development in the early years. However, due to the high density of development, it was not accepted by the Town Planning Board. With the approval of commercial and residential uses for adjacent sites, it is estimated that there will be opportunities for additional development considerations.
