McDonald’s Starlight Shops Investors 850 million purchases
The American chain fast food restaurant McDonald’s launched six rent-receiving shops for sale and bidding last month. The news pointed out that the star market pavilion with the highest market value in Tsim Sha Tsui was actively negotiated by investors for about 850 million yuan.
The ground floor to be purchased is Shop No. 1 and 2, Starlight Street, Salisbury Road No. 3, with a saleable area of about 4260 square feet. It is now leased by Watsons. The monthly rent is over $1.8 million. The price is about 199,500 yuan and the return is about 2.5%.
According to the Land Registry, McDonald’s spent $66 million in 1988 to purchase the site for personal use. However, it was leased to Watsons from the end of 1998 and has been in use for more than 20 years. According to the data, the shop will be closed next Tuesday (18th), and the market valuation was as high as 1 billion yuan.
Lockhart Road, a basket of property sales value of 1 billion
In addition, the whole building of 454-456 Lockhart Road and 458-460 Lockhart Road in Causeway Bay are about 83.33% of the shares. The owners have commissioned the agent to sell, with a market value of over RMB 1 billion. The tender was closed on July 16.
Guo Zhenchang, a senior director of Colliers International Capital Markets and Investment Services, said that after the merger of the two properties, the site area was over 3,675 square meters and the floor area could be rebuilt to 55,131 square feet. In terms of market value, the land price per square floor is about 18,139 yuan.
