Nanfeng Qide Commercial Land Shenzeng 73 Hotel Room
Nan Fung Development’s commercial site (No. 1F2 land) in Area 1F, Kowloon East, which was awarded $24.601 billion in 2017, was approved by the Town Planning Board for office and retail use last year. The developer has recently re-routed to the city. A new development plan will be proposed to convert some office floors to hotel uses and provide 73 hotel rooms.
The 1F2 site, which covers an area of about 205,000 square feet, is situated at the junction of Co-ordination Road and Mu Yuen Street. It is adjacent to the industrial and trade building. The land lease clause requires that the site should be built with an underground street connecting the Kai Tak Station at the Sha Tin Centre. Nanfeng was approved by the Town Planning Board last year. Two commercial buildings were built on the site. One of them is the main building. The 48-storey building (including the 4-storey basement) serves as an office building and retail. The retail property has a total gross floor area of approximately 191,240 square feet.
Nan Fung has recently submitted a new development blueprint to the Town Planning Board, in which two-storey retail buildings are retained, while the main building is reduced by one floor to 47 floors (including four floors of basement); about 4 parts of the west side of the main building The floor level is changed from office use to hotel use. The relevant floor area of the hotel is about 59,200 square meters. It is estimated that 73 hotel rooms will be available. Nanfeng expects the site to develop into a landmark project that provides office, hotel, retail and transportation hubs.
