Zhao Guoxiong: Kai Tak can increase the plot ratio

The Long Term Land Strategy Committee has proposed to relax the plot ratio to increase housing supply. Some real estate developers reminded that the government should first study in depth the impact of increasing population density on the area. Regarding the proposal of the long-term group, Zhao Guoxiong, executive director of Cheung Kong (01113), thinks that the proposal is not simple in terms of increasing plot ratio and requires community planning and infrastructure matching. At present, the plot ratio of urban areas is generally as high as 8 to 15 times. After studying in depth the impact on population in the region after upgrading the population density, if it is carried out in the old area, the core issues such as traffic flow and people flow caused by the upgrading need to be solved. However, if the Kai Tak Development Area is under development, the proposal can be implemented conditionally and can be actively considered.

Another suggestion is to make use of container terminals and golf course land to build houses. Cho Kwok-hung believes that under the shortage of land, different options may be considered and the most important consideration must be given to the opinions of various stakeholders. He also pointed out that the excellent environment of the golf course is very attractive to developers. It is suggested that some land allocations may be considered for development.
