Restricted subsidy for owners to rent only to public housing waiters

Hong Kong’s demand for transitional housing is very enthusiastic. There must be two rooms for renting a kitchen and toilet.

The participating units must have two or more bedrooms. The owner must keep one of the bedrooms for their own use, and each rental bedroom must be rented to a tenant in one room. The kitchen and bathroom in the unit must also be shared by the owner and the tenant (if the unit has two bathrooms, except for the bathroom in the suite).

The owner of the application for the rental scheme must meet the following four qualifications; first, on the date of submission of the application, the owner owns the title of the unit for 10 years or more; secondly, the unit is still subject to the government grant contract and the amendment of the land grant clause. Resale conditions (ie, unpaid units) and the absence of a valid second-market “marketable certificate” for residential sales schemes; third, the unit’s internal space must be two bedrooms or more; 4. There are no illegal structures in the flats; and the Buildings Department has not issued a “warning notice” / “command” to the concerned flats.

Tenants must register for public housing for more than 3 years

The tenants applying for the rental scheme are also required to meet the following three qualifications: first, the general applicants who have a public housing estate application number of the Hong Kong Housing Authority (HA) and have been registered for 3 years or more (ie the family and the elderly) Applicants); or non-elderly one-person households with a valid HA’s quota and a public housing estate application number under the scoring system and registered for 6 years or more; secondly, applicants and all those listed on the application form The information of the public is required to be in line with the Housing Authority’s application for public housing. Thirdly, applicants must apply for the Housing Authority’s public housing estates until the “Qualified Tenancy Certificate” issued by the Scheme and the tenancy agreement with the owners. The renter determines the lease to be signed

The rent is determined by agreement between the landlord and the tenant. The lease must use the standard lease drawn up by the HS. Upon completion of the signing of the tenancy procedure, the landlord shall stamp the signed tenancy agreement and submit the required documents as required by the Rating and Valuation Department. Stamp duty is shared equally between the owner and the tenant. The landlord and tenant are required to return the “Notice of Signing the Lease” to the HS within two weeks after signing the lease.

Under the scheme, the tenancy agreement will last for 2 years. If the tenant is successfully allocated public housing within the tenancy period (including the first 12 months), the tenancy agreement must be terminated early.

The subsidized sale of housing projects is applicable to the rental scheme. Among them, there are 11 projects in the residential sale plan, including the first phase of Healthy Village, the second phase of Healthy Village, and the village of Jiawei. The sandwich class housing scheme has 10 projects, including Hongfu. Garden, Pinnacle Xuan, Qingbi Garden, etc. (see attached table). The total number of units in the 21 projects is about 19,000, which is about 13,000 units that participate in the plan.

DAB provides rent to tenants
