Macau’s first-quarter trading volume increased by more than 3 times

The Macau industrial building property is not limited by the property market, and the price is low. Therefore, the market performance in the first quarter was staggering. A total of 147 sales transactions were recorded in the quarter, which was an increase of more than three times in the quarter. The market was optimistic about the market performance.

According to data from the Statistics and Census Bureau of Macau, the transaction volume and price of the industrial building in March this year were 5 and 75 million yuan respectively; the transaction volume decreased by 73% on a monthly basis, and the turnover increased by 10%. However, in the cumulative quarter, a total of 147 transactions were recorded from January to March this year, involving an amount of 581 million yuan.

The first quarter turnover of 581 million rose by more than 3 times in the quarter

Throughout the first quarter of the industrial property buying and selling market, trading volume rose sharply in January and returned to normal in the following two or three months. However, cumulative total sales of 147 transactions in the fourth quarter were 32, compared with the same period last year. In 21 cases, the first quarter of this year saw increases of 359% and 6 times, respectively.

The transaction amount for the first quarter of this year was 581 million yuan, up by 334% and 77% year-on-year and by year-on-year, respectively, compared with 134 million yuan in the fourth quarter of last year and 328 million yuan in the first quarter of last year.

As for the transaction price of industrial building properties, the transaction price also recorded an increase of 6% quarter-to-quarter. According to the quarterly review of the property market in Central Plains Macau, the overall transaction price for the first quarter of this year was 3,900 yuan. The bank also pointed out that in the past, there were rarely more than 100 transactions in the industrial building market in the past few quarters. The main reason for this increase was that the price of the industrial building market was low; it was not subject to the restrictions of BSD and SSD, and the supply was also limited. Limited, scarcity, attracting some investors to flow from the residential market.

With many companies intending to expand their business, they naturally need to increase or expand their warehouses. As a result, the number of rental transactions in industrial buildings has also increased. The rents in various districts have therefore increased by about 6%. The bank expects the uptrend will continue to the second quarter, the most optimistic about the mid- and long-term industrial market.
