Sai Kung Kangding Road Industrial Area

The Kangding Road Industrial Park in Sai Kung has gradually transformed itself into a commercial and residential development in recent years. Currently, five industrial buildings in the district are applying for conversion or reconstruction and involve more than 500,000 square feet of floor space.

In recent years, there have been a lot of new discs in Sai Kung. The demand for commercial and educational facilities in the district has increased. Some industrial buildings have been planned to be reconstructed into dwellings and the industrial zone along Kangding Road has been gradually transformed.

5 industrial buildings involved over 500,000 buildings

The industrial zone consists of five industrial buildings with a total floor area of ​​more than 500,000 square feet, most of which are used for warehouses and factories. The floor area for office use is less than 5%. The industrial buildings in the area are relatively concentrated and most of them are monotonous. The title is held by Beihai Group and senior investor Deng Chengbo.

In the middle and early years, an Australian investor, the shopping mall at No. 1A, Tsui Tong Road and the parking lot city entertainment centre, recently applied to the town planning authorities to relax the restrictions on the total floor area. The parking lot on the 8th and 9th floors of the building was temporarily repurposed as a “shopping and service industry” purpose. Covering 48,000 square feet, it will no longer allow cars to enter, and the original rooftop parking lot will also be transformed into a platform.

According to the application plan, the total floor area of ​​the city entertainment center will reach 258,600 square feet. After the redevelopment, the 3 floors underground and 5 to 7 floors will be used as parking lots, while the rest will be used as shops and retail facilities.

At the same time, senior investor Deng Chengbo purchased this year the four-state group building at No. 1 Kangding Road in the area and the Affordable Group Building at No. 6 Kangding Road. The former had applied for the conversion of the entire building to become a private school.

At present, Sizhou Group Building is a 4-storey industrial building with an area of ​​approximately 31,000 square feet and a total floor area of ​​approximately 100,000 square feet. After retrofitting, it is expected to provide 30 classrooms and provide 1,350 places, including underground parking. For use, classrooms on the 1st to 3rd floors are used, while rooftops are used for sports playgrounds and gardens. Deng expects that the project will meet the demand for private school degrees in the district.

In addition to the increase in retail and education facilities, there are also consortiums applying for the redevelopment of industrial buildings in the district into residential units to increase housing supply.

China Paint Factory

The Beihai Group, which holds two Chinese paint factories on Kangding Road Nos. 7 and 9, plans to reconstruct a two-storey 8-story residential building with a plot ratio of 2.36, with a total floor area of ​​approximately 80,000 square feet. 178 teams, including more than 8 became open-plan units with an average area of ​​more than 400 square feet each, and provided a small number of retail and commercial floors.

The Beihai Group originally intended to use the industrial building as a hotel development, providing 294 rooms. However, after seeing the gradual development of residential development in the area, it turned to private residential development.
