Small spring + new disk to push the property market warming

The property price index rose more rapidly. With the early appearance of the small property market, the second-hand property broke the highest turnover and the property market in the past six months was “slow-moving” or evolving into a “fast-moving bull” as the small household went up.

There are quite a number of positive factors in the near future to promote the property market to heat up. In particular, the fine-priced flats, which have become the main driving force of the rising market, have maintained their strength. Take the data released by the EIA for example. In December last year, different types of flats recorded a monthly increase of 1.3% to 1.5%. The upward trend is quite comprehensive. Among the smaller units (below 430 square feet), the slowdown in the third quarter of last year showed a strong rebound of 1.5% in December.

In fact, a number of recent housing developments, including the First City in Shatin and Amoy Gardens in Ngau Tau Kok, have hit record highs. Due to the fact that the thin unit accounts for a relatively large proportion of the market, fine property prices have risen again. As a result, the overall property prices have been greatly accelerated.

Secondly, from the time trend, the general property market showed a small spring before and after the lunar month. In the previous year, the increase in property market expanded to 1.4% in February, followed by a 2% monthly rise in March and April.
