8 sites in the Northeast of the New Territories
The demand for housing is strong. The Civil Engineering and Development Department has just applied for the relaxation of a maximum of 20% of the density and height limit for the eight sites in Fanling North and Kwu Tung North Development Area. The Government has completed the planning and engineering review of the development of the Kwu Tung North and Fanling North New Development Areas in this year. The Lands Department has just applied for the relaxation of the density of eight sites in the first phase, including six in the Kwu Tung North Development Area and two in Fanling North, with a site area ranging from 203,000 to 739,000 square feet.
The eight sites cover an area of about 3.056 million square feet, of which about 45% of the government land is 1.364 million square feet. The Land Development Department proposes to reduce the plot ratio from 3.5 times to 5 times, to 3.9 times to 6 times. 0.2% to 20%, while the height of the building is increased by 4% to 14%. The construction of about 45 public buildings ranging from 85 to 145 metres in height is estimated to be over 2.4 million square feet. An additional 4,300 units will be built to accommodate more than 11,000 people. The largest of these sites is newly added by two sites originally used as roads. The application documents show that through the relaxation of the development density, the first phase of Kwu Tung North and Fanling North will be estimated to accommodate about 355,000 and 17,500 respectively, bringing about 4,100 jobs.
