High-limit advocacy within the region to add value of reconstruction

Earlier, the Planning Department proposed to relax the building height restrictions in the “Causeway Bay Outline Zoning Plan”. The commercial opening of Gloucester Road to be widened to 135 meters will enhance the redevelopment value in the area.

In 2010, the Board set a ceiling on the outline of Causeway Bay. However, it was submitted to judicial review by major developer Hysan (00014) in the district. In the end, the Court of Final Appeal ruled in favor of Hussein last year.

Excelsior high limit material width to 135 meters

With reference to the judgment of the Court of Final Appeal and the guidelines for sustainable building design, the Planning Department has recently proposed to relax the upper limits of the two sites in the Outline, including the commercial sites along Gloucester Road to Moreton Terrace from the previous 100 to 130 meters Baseline above, the same below), to 135 meters to the maximum increase of 35 meters, expected to be an additional 8 to 9 layers, there will be more floors can be expected to Victoria Harbor Sea View.

The Mandarin Oriental holds Excelsior Hotel, will be the original 110-meter high limit, to 135 meters wide, an additional 25 meters. Meanwhile, the residential land along Wun Sha Street and Tai Hang Road will be relaxed from 85 meters to the latest proposed 100 meters. It is expected that the redevelopment of old buildings in the area will be favorable.

Since the TPB hopes that the Planning Department will provide more visual assessment and other information, the above proposal was not approved last month and the Planning Department will submit the plan again later.
