10 big estates 276 rentals last month
Residential rents fell, and the top 10 blue-chip housing estates recorded only 276 rentals in November. Among them, 5 housing estates were rented down, and Tseung Kwan O New Town was rented down 10% on a monthly basis. Entering the off-season in December, the industry expects rents to fall further.
Xindu City average rents 37 fell 9.8%
According to statistics from the frontline of Centaline Property, the top 10 blue-chip housing estates recorded only 276 rental transactions last month, down 4% from 288 in October. Most of the housing rents showed a downward trend. The most obvious decline was in Tseung Kwan O New Town. Last month, a total of 18 rental transactions were recorded. The average rent was 37 yuan, down 9.8% from 41 yuan in October.
Zhang Zhenbang, deputy regional sales manager of Zhongyuan Real Estate, pointed out that in recent months, there were a number of large-scale new discs in the Tseung Kwan O District. The supply of rentals increased sharply, and many traditional housing estates were under pressure. Xinducheng is considered to be a relatively obvious housing estate. The second phase of the housing estate has four low-rise G rooms. The utility area is 713 square feet. It belongs to the three-bedroom interval. It was rented out at a monthly rent of 22,000 yuan and rented 31 yuan.
Secondly, the first city in Sha Tin recorded only 24 rental transactions last month, with an average rent of 42.3 yuan, down 3.9% from October’s 44 yuan. The two-bedroom unit was reduced from 14,000 yuan to 12,000 yuan. For example, 39 high-rise E rooms, with a usable area of 304 square feet, are only rented out at 12,000, and the rent falls below 40 yuan.
However, the rent of urban pocket units is still popular. Fang Wenwei, the chief divisional director of Hong Kong Property, pointed out that the renters in Sham Shui Po District are mainly young couples, which is more attractive than renting serviced houses. For example, the Qingshan Road Aohui was shortly occupied. A high-rise room B, with a usable area of 224 square feet, was rented out at a package price of 14,000 yuan. It was rented for 63 yuan, which is a new high in the Sham Shui Po District. The owner purchased 4.04 million in 2015 with a book return of 4.2%.
