Building sale and purchase agreement is expected to hit a new low this year in September

Huang Liangsheng, Senior Co-Director of the Central China Real Estate Research Department, pointed out that as of September 25, the registration of building sales and purchase agreements (including residential, parking spaces and industrial and commercial properties) was 3,368 and 26.68 billion

It is expected to record 4,000 cases and 32 billion yuan in the whole month, down 22.5% and 2.6% respectively. The number will be the lowest in 9 months after December 3, 2018, and the amount will hit a new low of more than three years in March 2016 after 21.65 billion yuan. In September, the overall property market’s sales improved significantly. Some buyers were lowering their intakes. Developers also started to sell real estate. I believe the registration figures will pick up slightly in October.

On a quarterly basis, 14,907 cases and 1,231.0 billion yuan were temporarily recorded in the first quarter of 2019

It is expected to record 15,540 and 128.5 billion yuan in the whole quarter, down 41.3% and 44.4% quarter-to-quarter. The amount will be the lowest in 14 quarters after the first quarter of 2016 was 58.81 billion yuan.

In the case of first-hand private housing, 1,111 and 10.1 billion yuan were temporarily recorded in September. It is expected to record 1,200 and 11 billion yuan in the whole month, down 1.6% and 13.8% month-on-month. The number has stabilized by 1,200 for two consecutive months and will hit a three-month low of 1,066 in June this year. The amount will be the lowest in 10 months after November of 2018 in September 186.3 billion. As the new launches were mainly for small and medium-sized cars, the number was similar to that of August, but the amount recorded a significant decline.

On a quarterly basis, 4,111 and 40.03 billion yuan were temporarily recorded in the third quarter of 2019

It is expected to record 4,200 and 41 billion yuan in the whole quarter, down 40.3% and 45.3% quarter-to-quarter. The amount was 14 quarters after the first quarter of 2016. The number was the lowest in 3 quarters after 3,418 in the fourth quarter of 2018.

In the first nine months of 2019, a total of 16,392 temporary registrations were recorded, with a total value of 175.86 billion yuan. The number has risen to 15,458 in 2018, temporarily rising by 6.0%, while the amount is temporarily 22.0% less than the 225.55 billion in 2018.

The new highest number of registrations in September was in Tsuen Wan Bay, with a total of 594 and 4.87 billion. Followed by Marini, Phase 9A, Tseung Kwan O, Kowloon City, with a total of 360 and 2.78 billion yuan. Tai Po Lang Tao ranked third, with a temporary record of 17 and 480 million.

For second-hand private housing, 1,608 temporary and 12.17 billion yuan were temporarily recorded in September. It is expected to record 1,800 and 14 billion yuan in the whole month, down 32.3% and 39.2% month-on-month, and will hit a new low this year. Second-hand market conditions continued to decline, with a total of 61.1% for five consecutive months, and fell below 2,000 low levels after eight months.

On a quarterly basis, 7,074 cases and 61.17 billion yuan were temporarily recorded in the third quarter of 2019. It is expected to record 7,300 and 63 billion yuan in the whole quarter, down 41.3% and 47.6% quarter-to-quarter. The number will be the lowest in three quarters after 5,159 in the fourth quarter of 2018.

For large housing estates, 21 registrations were temporarily recorded in the first city of Sha Tin in September. There are 20 Jiahu Villa, 13 Meifu New Village, and 4 Taikoo Shing.
