Caixing Tuen Mun Industrial Building for commercial use

The Color Star Group (00635) recently applied to the Town Planning Board to convert its entire building, the Colour Star Industrial Building at 1 Tin Hau Road, Tuen Mun, into an 18-storey commercial building with a total gross floor area of about 333,600 square feet.

The Colour Star Group pointed out that due to the decline in the importance of traditional industrial buildings in Hong Kong in recent years and the government’s policy of encouraging the revitalization of industrial buildings, it is proposed to retrofit the building for commercial use, providing office buildings, restaurants and retail businesses, and Recreational places, etc., and the height and floor area of the building are the same as the original buildings.

The Colour Star Group also stated in the application documents that 10% of the floor will be reserved for the designated use and that the modification of the building is technically feasible and has no insurmountable difficulties. Moreover, the area has gradually been transformed into non-industrial use. The second application was converted into a commercial building that blends with the surrounding land use.
