Hong Kong Tai Kok Tsui Project to reduce the number of open-plan households

The government relaxed the number of mortgages last month, and the attractiveness of nano-units declined

The market estimates that developers in the future will reduce the construction of such mini-households. The Dazhi Factory Building in Tai Kok Tsui, which was owned by Henderson Land, applied to the Town Planning Board for the construction of a 30-storey building (including a 3-storey basement and a 3-storey platform) at the end of last year. It provided 816 gangs with an average area of only 277 square feet, but later withdraw. The developer has recently revised the application for 636 re-entry applications, reducing the number of units by 22%, the unit area to 318, and reducing the number of open units.

Henderson has been striving for more units in the Dazhi Factory Building. Looking for information, the project can build a floor area of about 246,600 square meters

In February last year, it was rebuilt into a 22-story residential building by the Town Planning Board, providing 304 people with an average unit area of 665 square feet. However, in October of the same year, the developer applied again and the unit was obviously “small”. Instead, a 30-storey building was built. It was designed with a ladder of 35 people and provided 816 units. The average unit area dropped to 277 square feet. But then the developer withdrew the application.

With the latest scheme, the number of units has increased to 636 in the total floor, while the proportion of residential and non-residential floors has been changed to 20.2 square feet and 40,000 square feet. The number of units was 332 or 1.09 times higher than that approved in February last year, compared with 816 in the last year when the plan was withdrawn by 180 or 22%. The design of the 1st floor and 35th team was changed to 1st floor and 30th team. The average unit area of the new plan was about 318 square meters, which was slightly upgraded.

Reduce the number of open-plan households on each floor by 7

According to the latest application plan, the project is planned to be rebuilt into a building with no more than 28 storeys (including 3 storeys and 3 storeys). It is 2 storeys less than the old one. The project is mainly based on 1 storey. Plans are provided. Of the 30 units on each floor, 8 are open, 18 1 and 4, 2 rooms, and 63 parking spaces.

It is understood that in the old plan at the end of last year, 15 of the 35 tiers of the 1st floor were open, 16 1 Bedroom, 4 2 Bedrooms. In other words, the number of open units in the new scheme decreased significantly, while the design of 6 lifts on the first floor remained unchanged. . The applicant stated that the proposed development would facilitate the transition in the Tai Kok Tsui area and be in line with the Government’s policy to increase housing supply.
