Sunrise Cannes 12th Invite Consortium to Submit Letter of Intent

MTR Corporation Limited (066) announced that it would invite interested developers and / or consortia to submit development intent for the “Sunrise Cannes” Phase 12 property development project starting today

The deadline for the recruitment of development letters of intent is December 23 this year (that is, next Monday) at 2:00 pm.

The “Sunrise Cannes” Phase 12 property development project is located above the future “THE LOHAS Cannes” shopping mall

It is the 70th section of the Tseung Kwan O City Lot. It is located to the west of the Clearwater Bay Peninsula and south of MTR Cannes Station. Its residential floor area has an upper limit of approximately 89,300 square meters, providing no more than 2,000 residential units. Upon receipt of the letter of intent for development, MTRCL will compile a shortlist of selected bidders to invite developers and / or consortia to submit formal tenders.

Lin Haowen, Knight Frank’s executive director and director of the valuation and consulting department, predicts that 20 to 30 developers will submit letters of intent. Developers will want to look at the conditions attached to the development project. When the letter of intent is actually submitted, it is estimated that there will be only 10 Companies.

Record price of land replenishment for 11 projects

The last time the MTR launched the Sunrise Cannes Development Project was in April this year, and the atmosphere in the property market was more enthusiastic. The 11th phase of the property development project launched at that time received a total of 11 bid documents, and the developers enthusiastically entered the bid. The number also tied the highest record of the sunrise Cannes series. Both large and small real estate developers, including local and mainland, have entered the bid.

In the end, Sino Land (083), China Merchants Land (978) and Ka Wah International (173) formed a consortium to win the bid. The land premium amounted to 3.0549 trillion yuan, and the land premium per square foot was about 3194 yuan, which was a new high in Cannes.
