New supply on Hong Kong Island has always been tighter than in the New Territories and Kowloon. In recent years, the development of larger new residential developments on Hong Kong Island and the MTR superstructure projects have all occupied important seats. In fact, the MTR Wong Chuk Hang Station has launched three tenders, and the Wong Chuk Hang Station Phase 4 project is expected to attract the tender next month.

Tai Wai Station residential deployment next year

MTR Property Director Deng Zhihui said that he will launch two large-scale project tenders involving 2,650 people in the next six months. Among them, Wong Chuk Hang Station Phase 4 involves two houses and about 60 square meters of floor space, which is expected to provide 800 people. Another 12th phase of Tseung Kwan O’s Sunrise Canton City involved a total of 1850 people in 3 residential buildings. As for the sales deployment, Deng Zhi will launch Phase 8 and Phase 9 of the Sunrise City, and Phase III of the Nanchang Station, according to the actual market conditions (see separate article).

As for the sales conditions of the Tai Wai Station Project, Phase 1 of Ho Man Tin Station and Phase 1 of Wong Chuk Hang Station, it will be more mature next year. The three sets will involve 3090, 918 and 800 respectively. Deng said that the current public sentiment is still strong, as long as the pricing is reasonable, I believe that sales are not a problem.

If the new order is reasonably priced, there is no problem with the sales

As regards the development of the longer-term property, the Lantau Island Siu Ho Wan car factory project; Deng Zhihui revealed that the Siu Ho Wan project was approved by the Executive Council in February this year for the technical planning work, such as moving the railway maintenance facilities. Adding a cover, etc., can only be tendered after several years.

According to the data, the entire project involves more than 1,000 square feet of floor space. It is estimated that 14,000 people can be built, including 30 Wanfang Shopping Mall. The entire development period is expected to exceed 10 years.

It was asked that the Lands Department had introduced two new tendering measures to prevent the successful bidder from defaulting. Deng responded that the MTR has a sound mechanism and arrangements to require the successful bidder to pay a huge deposit in a very short period of time. The balance is paid for the progress of the building and it is stated that the MTR will review the tendering policy from time to time.

It is reported that the tender terms of the MTR project indicate that the developer’s parent company is required to be a guarantee for the subsidiary or the shell company.

In the shopping mall business, Deng Zhihui pointed out that the rental income in the first half of this year increased by about 4.7% year-on-year, and the rent increase of renewed tenants increased by about 3%. The recent social movements have reduced the consumer’s desire for consumption and the overall consumption has declined. Deng believes that the MTR shopping malls have a diversified portfolio of tenants and mainly focus on people’s livelihood. It is expected that the social movement will have little impact on the retail industry.

In addition, the MTR will have three new shopping malls in the future. The total floor area will be about 160 million baht. Among them, Tseung Kwan O Sunrise Kangcheng THELOHAS will be completed first. It is expected to be officially opened in the second half of next year, and the mall is expected to receive occupation paper this year. Merchants may enter the market in part; in terms of leasing, 50% of the floor space has been pre-leased, mainly for people’s livelihood shops, such as catering and entertainment.
